We are a family-owned Estate in the heart of the High Weald Area of Natural Beauty on the Sussex-Kent border; one of the best-preserved medieval landscapes in the country.
We offer a variety of characterful dwellings, from beautifully refurbished cottages to shepherd’s hut hideaways. Each accommodation is a private and secluded haven, or curate your perfect holiday gathering with group bookings across the grounds.

Highfields is a family owned and run estate comprising hundreds of acres of land, including Lodgefields Farm, Priory Park, an ancient forest and a winding river. Our guests (and their dogs!) are free to roam around the land, where here are long walks to be found over meadows and through shaded woodland. The fresh cut flowers which welcome you on arrival are grown in our own walled garden at the heart of the estate.
You can self-cater with packs from our local butcher, visit vineyards and farm shops for locally sourced produce and café lunches; or while away time in cosy pubs- like the Bottlehouse Inn, supplied with beef from our herd of Charolais cattle.
Lodgefields is a working farm. In the summer you may encounter our Charolais cattle roaming the land. Click here to learn more about this ancient breed.
There is so much to do in the area. From Highfields you can walk to Hartfield Village where AA Milne conceived his classic tales; play pooh sticks at the real Pooh Bridge and hunt for heffalumps and woozles in the 100 Acre Wood. The region is steeped in history from Norman lords to Tudor ironmasters, poets and smugglers. Ride the steam railway, explore historical castles and gardens, seek out the medieval moat at Blackham, and tread the cobbled streets of Tunbridge Wells.

In one word fantastic. Nice and very clean house. Splendid view. A good area to walk in the early mornings to see all the foxes and squirrels.
We loved everything about the Dairy Barn – fab location, beautiful views, comfortable, spotless and well equipped.
Beautifully furnished in a idyllic spot with lots of small details covered, we loved our time at Cart Lodge and hope to return. Absolute gem.
We really loved staying at Cart Lodge, the cottage is very comfortable and perfect for a short break. We were left a really nice welcome hamper as well which was amazing. We would love to stay again.
We were really happy with our stay at Cart Lodge. The lodge is beautiful with lovely decor and loads of character but all the modern amenities we could ask for. And the hosts were great, they checked in on us during the storm to make sure we were ok. We would happily recommend anyone to book here who wants a lovely escape to the country.
A fabulous place to stay, hot tub was lovely after a walk in the surrounding area with our dog. Plenty to do and see loved it highly recommend.
We had a wonderful time at the hut! Everything was clean and charming. All the equipment we needed was provided. We loved the rustic atmosphere, and stargazing by the firepit at night was an unforgettable experience!
